The deal you're mailing today
was public record 34 days ago.
Somebody saw that filing the day it hit the docket. They called first, anchored the price, and locked the contract, while the list you paid for was still being packaged for resale. PropTalon refreshes county records daily, days old instead of weeks, stacks every distress signal into one score, and puts a dialer behind it.
Stale data doesn't feel expensive.
Until you do the math.
is typical for aggregator lists by the time they reach your mailbox tool. That property got 40 calls in week one. You're number 41.
The first investor to reach a distressed property sets the anchor price and builds the relationship. Everyone after that is negotiating against it.
One wholesale assignment can clear five figures. Being a month late doesn't shrink your fee. It deletes it. Every month, in every zip you work.
Three steps between you and the hottest door in the zip.
Point it at your zips.
Pick the neighborhoods you work. PropTalon loads every parcel, every owner, every filing. TalonAI queues the rooftops.
TalonAI sweeps every roof.
AI vision reads current aerial imagery house by house: tarps, failing roofs, overgrowth, board-ups. When it spots distress the county hasn't written up yet, that's a lead nobody else has.
Signals stack. You call first.
Every finding lands on the parcel and stacks with the county record, tarp + code case + tax delinquency is a seller, not a maybe. The dialer is one click away while the filing is still warm.
Your county is already telling you
which owners need out.
Foreclosures, probate, tax delinquency, code cases. Pulled from county sources daily, not resold to you a month later by an aggregator.
One signal is a maybe. Four signals on the same parcel is a seller. Stacked distress scoring ranks every property in your zips.
TalonAI reads current aerial imagery roof by roof: tarps, failing shingles, overgrown lots. It turns what it sees into leads.
Your own local numbers, one-click dial sessions through any list, voicemail drops, every outcome logged automatically.
Names, phones, and emails filled in on the lead list and in your exports, with 50 traces a month included.
Every list tracks its own funnel: answered, interested, offers, closed, profit. You kill what doesn't make money.
You're not competing against the market.
You're competing against whoever saw it first.

Dial three lines at once.
Talk to one.
The dialer rings up to three owners simultaneously and connects you the instant one picks up. The other lines drop on their own, no ring time, no minutes burned on voicemail. Voicemails still get your recorded drop.
- ✓ First answer wins, the rest auto-drop
- ✓ Every number scrubbed against do-not-call before it rings
- ✓ Abandon rate tracked live so you stay compliant
- ✓ One, two, or three lines, your call
Everyone can buy the list. Almost nobody reads it.
A raw list counts every county entry the same. A work truck in a driveway scores like a collapsed roof; a case that closed last spring scores like one opened yesterday. That is how a competitor ends up calling the wrong owner while the right one sits on page four.
PropTalon reads the text of every record — the violation, the permit description, the filing — and classifies it: physical neglect, financial pressure, paperwork, or already resolved. Each signal is weighted by severity, repeats are counted once, resolved matters drop to zero, and vacancy cues add to the score. Of the 130,000+ open records we track, tens of thousands are status lines like “Pulled” or “In Review” — no violation, no description, nothing. On a raw list they look like distress. Here they don't.

Looks hot. Isn't. Four entries, not one of them distress. A raw list calls this a hot lead. It's a landlord with a work truck.

Questions, answered.
Where does the data come from?+
Public county records: clerk filings, property appraiser rolls, tax collector delinquencies, code enforcement dockets, refreshed daily, plus AI analysis of aerial imagery. Nothing scraped from private systems, nothing bought from a reseller's stale pile.
How is this different from PropStream or a list provider?+
Aggregators resell data that's typically weeks old by the time it reaches you, and they sell the same list to everyone. PropTalon pulls from county sources directly, every day, and stacks signals into a score so you know which doors to knock first.
What does the trial include?+
Everything. 7 days, full data access, TalonAI sweeps, skip traces, the dialer, exports. It's $0.99 up front and a card is required; cancel in two clicks before day 7 and the 99 cents is all you're ever charged.
Is this a credit report? Can I use it for tenant screening?+
No. PropTalon is public-record property intelligence for investment research and direct marketing only. It is not a consumer reporting agency and can't be used for credit, employment, insurance, or tenant screening decisions.
What markets do you cover?+
Florida first, deepest in Central Florida, expanding county by county. If your county isn't live yet, tell us and it moves up the queue.
Right now, somewhere in Florida,
a filing just hit the docket.
In 30 days it'll be on everyone's list. Today it's on one screen. The only question is whether that screen is yours.
