Florida tax certificate redemption calculator
Estimate what it costs an owner to pay off a Florida tax certificate: the face amount, interest at the bid rate or the 5% minimum, and anything else paid on the parcel. Free, no signup.
- ✓Applies the 5% minimum interest charge unless the certificate was bid at 0%
- ✓Tells you whether the certificate is old enough for a tax deed application
- ✓Built for investors working tax deed and pre-sale conversations
At this age the certificate holder can apply for a tax deed, which puts the property on a sale list. The owner can still redeem until the deed is issued.
An estimate, not a quote. Interest timing, fees and later certificates change the number, so get the exact figure from the county tax collector or clerk. Not legal advice.
How redemption works in Florida
When property taxes go unpaid, the county tax collector sells a tax certificate on the debt, usually around June 1. Investors bid the interest rate down from 18%. The owner can redeem the certificate by paying the face amount plus interest, and the holder gets at least 5% of the face amount unless they bid 0%.
Two years after April 1 of the year the certificate was issued, the holder can apply for a tax deed (Florida Statutes 197.502). That puts the property on a sale list with a date. The owner can still redeem right up until the deed is issued (197.472), and by then the cost includes the application fees and any later years' taxes the holder paid. Our guide to Florida tax deed sales walks through the full timeline.
Why this number matters to an investor
Compare the redemption cost to the property's value. $9,000 owed on a $250,000 house is a very different conversation than $40,000 owed on a vacant lot. When the owner can't come up with the redemption amount but has real equity, a sale before the auction lets them pay the taxes from the proceeds and keep the rest.

Questions
What interest does a Florida tax certificate earn?
The rate the winning bidder bid, from 18% down to 0%, charged on the face amount. If the rate is above 0%, the holder gets at least 5% of the face amount when the certificate is redeemed, even if it's paid off early.
How long does an owner have to redeem?
Until the tax deed is issued. The holder can apply for a deed once two years have passed from April 1 of the year the certificate was issued, and the property then goes to a public sale, but the owner can redeem any time before the deed is issued.
Is this the exact payoff?
No. Interest timing, application fees and later years' certificates all change the figure. The county tax collector, or the clerk once a deed application is filed, gives the exact amount.
